The Price Always Grows" — Why Contractor Quotes Balloon (And Why Ours Don't)

You know the pattern. The bid says $4,000.

Then the crew "finds something." Then there's a change order. Then another. By the end, that $4,000 job cost $7,500 and you're not even sure what you paid for. It's so common that most Spokane homeowners just assume it: the price always grows.

Here's the part nobody tells you — the price grows because of how the quote was made, not because of what's in your attic.


Why contractor prices balloon

When I was starting Pacific Insulation back in 2012, I called 8 Spokane insulation companies as a test customer. Two of them quoted me a price over the phone — for an attic they had never seen. Think about that. They had no idea if my insulation was moldy, smoke damaged, rodent contaminated, or laced with asbestos vermiculite. They were guessing. And a guessed price is a low price on purpose, because a low number wins the job. The "growth" comes later, once you're committed and the crew is in your attic "discovering" everything they should have looked at before they bid.


A real price starts with a real inspection

We don't quote attics we haven't seen. Every job — attic insulation removal, attic mold remediation, smoke damaged insulation removal, asbestos and vermiculite work — starts with an inspection, so the number on your quote reflects what's actually up there. Is the mold on your sheathing surface staining or an active moisture problem? Is that old blown-in insulation holding smoke odor, or does it need asbestos testing before anyone touches it? Those answers change the scope — so we get them before we hand you a price, not after.


"Take as long as it takes" is a pricing policy too

I tell my crew there's no "in the green or in the red" on a job — we take the time your attic needs to be done right. That only works if the price already accounts for doing it right. Contractors who underbid have to make the money back somehow, and it's either change orders or cut corners. When your quote was built from an actual inspection, the crew isn't hunting for extras. The job we scoped is the job we do, at the price we said, whether it takes the afternoon or takes two days.


What can actually change a price (and how we handle it)

Honesty matters here: sealed attics occasionally hide genuine surprises — vermiculite under newer blown-in, hidden water damage behind a kneewall. When that happens, work stops and you get a phone call, photos, and options before anything changes. What you'll never get is a bigger invoice after the fact for something we "found" and fixed without asking.
