Our History

Before Pacific Insulation existed, I did some research. I picked up the phone and called eight insulation companies in Spokane, just to find out what a homeowner's first experience with a contractor actually felt like.

Five never answered. Two asked how big my attic was and quoted a price over the phone without ever seeing it. One wanted to schedule an appointment.

That was the whole business plan, really. If seven out of eight companies couldn't manage a returned phone call and a real conversation, there was room for someone who could.

Fourteen years and thousands of conversations later, I've learned that being a good contractor in Spokane comes down to one thing: you do what you say you're going to do. That's the floor. We've built everything else on top of it.

Here's why it matters to me. When I think about what my own home means to my family and me, it's the most important place we have. It's where we build traditions, where memories get made, where everything important seems to start. So when we walk into someone else's home, we're stepping into that same thing for them. The experience should feel warm — not transactional, not rushed, not like an inconvenience you have to survive.

Most people will buy insulation, mold remediation, or asbestos abatement once or twice in their entire life. They shouldn't have to become experts to avoid getting taken advantage of. Our job is to make that purchase feel safe and clear from the first phone call to the final walkthrough.

I tell the guys who come to us from other companies the same thing on day one: there's no such thing as being in the green or in the red on a job. You take as long as it takes to make the customer happy. We do insulation, insulation removal, vermiculite, mold, and smoke and fire restoration — but the actual goal is to change how people think about what it's like to hire a contractor.

Our inspectors use FLIR infrared cameras, precision moisture meters, and air-quality sampling to find the problems you can't see: hidden air leaks, missing insulation, temperature gaps, moisture intrusion, and mold risk behind walls, in attics, and under floors. Attic Insulation Upgrades

A properly insulated attic is the fastest, most cost-effective way to lower your heating bill, stop ice dams, and keep your home warmer in winter and cooler in summer. As much as 85% of the heat lost in a house passes through the attic, and the Department of Energy estimates boosting attic insulation can cut heating costs by 10–50%. One customer texted us a year-over-year furnace screenshot: usage down 40%.

What we install. We specialize in blown-in Clean Fiber cellulose — recycled, borate-treated, and naturally resistant to mold, rodents, and fire — blown to R-49 or R-60 to meet Washington energy code and Avista rebate standards. Cellulose settles into every nook and cavity that batts miss, dampens sound, and reduces condensation. We also install blown-in fiberglass and fiberglass batts where they fit the job.

What comes before the insulation. Always do attic air sealing before adding insulation. Before we blow a single bag, we:

• Air-seal top plates, can lights, plumbing and wiring penetrations, fan housings, ducts, and the attic hatch — the single biggest driver of heating-bill savings and the step cheap bids skip
• Install baffles at every soffit vent so air moves from soffit to ridge
• Replace or re-route bathroom and kitchen fans that exhaust into the attic — the most common cause of hidden moisture and mold in Spokane homes
• Add attic ventilation and ridge vent upgrades where airflow is the problem
• Bury and seal attic ducts where it pays

Insulation Removal & Replacement

Sometimes the insulation itself is the problem. We remove blown-in cellulose, blown-in fiberglass, and batt insulation from attics and crawl spaces using truck-mounted, high-CFM, zero-contamination vacuums with sealed hoses — the old material goes straight into a sealed collection system at the truck and never travels loose through your home.

Reasons homeowners call us for removal:

• Mold-contaminated insulation — spores embed through the full depth; treating the surface and leaving it behind means the problem comes back
• Smoke- and fire-damaged insulation — soot, ash, and smoke VOCs can't be cleaned out of insulation; see Restoration below
• Rodent-contaminated insulation — mice, rats, and other pests leave droppings, urine, and nesting; we remove, sanitize, and seal the entry points so it doesn't come back
• Water-damaged, wet, or compressed insulation from roof leaks, ice dams, burst pipes, or appliance failures

Our process: pre-inspection for access, contamination, and hazards (nests, wiring, moisture, vermiculite) → safe extraction → vacuum remaining debris, sanitize if needed, and prep the space → air seal → re-insulate with fresh Clean Fiber cellulose to R-49/R-60 (Avista-rebate eligible). Attic removal and re-insulation typically runs on a real two-day schedule: Day 1 remove and treat, Day 2 re-insulate.

We work with homeowners, general contractors, pest control companies, electricians, HVAC pros, and realtors. Older homes often contain asbestos-containing vermiculite that must be addressed before any ceiling, fixture, or insulation is disturbed — we inspect for it first and handle it under Spokane Regional Clean Air Agency rules.

Asbestos & Vermiculite Removal

If your attic has loose, pebbly, gray-brown or silver-gold flakes that look like kitty litter or popcorn, that's vermiculite — sold as Zonolite in every Inland Northwest hardware store from the 1920s to 1990 — and most of it came from the Libby, Montana mine contaminated with asbestos. Don't disturb it. Don't sweep it. Don't shop-vac it. Call us.

We are a licensed asbestos abatement contractor for Spokane County and Kootenai County, and we've been pulling vermiculite out of Spokane and Coeur d'Alene attics for years under full containment, negative air, and supplied-air respirators, following Washington State, EPA NESHAP, and Spokane Regional Clean Air Agency rules.

What we handle:

• Asbestos-containing insulation removal, including cellulose or fiberglass blown over vermiculite

Our process: attic inspection and plan → testing or AHERA survey when needed → SRCAA Notice of Intent filed and the 10-day wait managed → full containment with 6-mil poly, sealed penetrations, controlled entry, and HEPA negative air → controlled removal and HEPA detail cleaning, often complete in one day while you're out of the home, with 3-stage decontamination → daily work, air monitoring, and equipment logs → signed waste shipment manifest to a regulated landfill → PCM/TEM clearance air testing → closeout packet for you and your realtor (NOI copy, before/after photos, signed manifest, clearance report) → air seal, baffle, and re-insulate, often substantially covered by the Avista Home Insulation Program.

If someone quotes you $4K for a vermiculite attic, they're skipping steps. We give site-based estimates from your exact attic — size, depth, access, containment, disposal, and documentation — with no gimmicks.

Mold Remediation & Moisture Control

Spokane's climate creates ideal conditions for attic and crawl space mold: warm, moist house air meets a cold roof deck, condenses, and feeds growth on the north-facing sheathing. Most homeowners find out when the furnace kicks on in October and the house smells wrong. Mold is a symptom; the moisture is the problem, and we fix both.

Mold means insulation removal and replacement, not just treatment. Spores embed deep into insulation. Spraying the surface doesn't reach them, which is why every attic mold job includes complete removal of the contaminated insulation, treatment of every exposed surface, correction of the moisture source, and fresh mold-resistant cellulose.

Our five-step process (most Spokane attics take two days):

1. Insulation removal — contaminated blown-in or batt vacuumed out with high-CFM equipment into a sealed system at the truck, under containment and HEPA filtration
2. Mold treatment — every affected surface treated with EPA-registered Vital Oxide (no bleach, no ammonia, safe around families and pets), then encapsulated with mold-killing Zinsser Perma-White primer
3. Ventilation upgrades — bath and kitchen fans re-routed outside, soffit baffles, ridge and roof vents, and the roof leaks or flashing failures fixed at the source
4. Insulation reinstallation — air seal, then Clean Fiber cellulose to R-49/R-60 (Avista-rebate eligible)
5. Moisture & air quality testing — post-remediation verification and optional lab testing to confirm it's resolved

Day 1: containment, removal, treatment, and cause correction. Day 2 starts at 7:00 a.m.: air sealing and re-insulation. You get before-and-after photos documenting the entire job, and documentation adjusters accept when the mold came from a covered event like a roof leak, burst pipe, or fan venting failure.

Smoke, Fire & Water Damage Restoration

When fire or water hits your home, you don't want a national call center. You want a local crew that shows up. We've handled Spokane's insulation, mold, and smoke cleanup since 2012, and after the August wildfires we expanded into full restoration — from the roof to the crawl space.

Smoke & fire damage restoration. From board-up the night of the fire to the final coat of paint: structure assessment, soot and smoke removal, contaminated insulation and material removal, odor neutralization at the source, and full reconstruction back to pre-loss condition or better.

Smoke-damaged insulation removal and replacement is the #1 reason a house still smells like smoke. Insulation is a filter that captured a wildfire; soot, ash, PM2.5, and smoke VOCs are trapped through its full depth and can't be cleaned. The smell fades in fall, then the attic hits 130–140° the first warm week of spring and the house smells like August again. Our process: high-CFM industrial vacuum removal down to bare framing → Vital Oxide treatment of every surface → air sealing → fresh Clean Fiber cellulose to R-49/R-60. We provide expedited inspections and immediate exact quotes written for your adjuster.

Water damage restoration. Burst pipes, roof leaks, ice dams, appliance failures, and firefighting water. We remove standing water, tear out what can't be saved, dry the structure, stop mold before it starts, and rebuild.

Reconstruction & build-back. Framing, insulation, drywall, flooring, paint, and trim, managed by the same company that did the mitigation, so nothing falls through the cracks between the cleanup crew and the rebuild contractor.

Insurance claim help. Get an estimate before you talk to the adjuster. We photograph and document everything before we touch it, scope the hidden damage behind walls and above ceilings with moisture readings, and put it in writing with the line items adjusters' software misses — removal, disposal, treatment, re-insulation. Most homeowners settle for less than the real cost of repair; the ones who don't are the ones with documentation. We'll also tell you what isn't worth claiming, and if something doesn't need to be torn out, we'll say so. Smoke and ash damage from a nearby wildfire is generally a covered loss, and policies carry deadlines for filing and recoverable depreciation, so don't wait.

Spray Foam Insulation

The foam is only as good as the installer. A batt is finished at the factory; spray foam is manufactured in your attic, by the person holding the gun, in a 30-second window. Every spray foam horror story — shrinking, odor, soft spots, trapped moisture — traces back to the install, not the product. That's why we check and log the variables on every job: A-to-B mix ratio and pressure with a test shot before the first pass, drum and hose temperature, substrate temperature with an infrared thermometer on the wood itself, wood moisture under 18% with a pin meter, dew point, pass thickness (closed-cell in two-inch lifts with cooling time), negative-pressure ventilation during the spray, a 24-hour re-occupancy window in writing, and the thermal or ignition barrier included in the bid.

Closed-cell vs. open-cell. Closed-cell is dense, about R-6.5 to R-7 per inch, stiffens framing, resists water, and is a vapor retarder at two inches. Open-cell is about R-3.6 to R-3.8 per inch, costs less, quiets a room, and lets an assembly dry. The wrong one in the wrong place is a real problem; the right one is the best insulation money buys.

Where we recommend foam:

• Crawl space walls and rim/band joists — closed-cell; the leakiest few feet of most homes, sealed and insulated in one step. This is where most of our foam goes.
• Roof decks and conditioned attics / vaulted ceilings — closed-cell or a hybrid with cellulose; brings attic ductwork inside the envelope and fixes chronic ice dams
• Metal buildings, shops, and garages — closed-cell stops condensation on the steel
• Knee walls, interior and sound walls — open-cell
• Open attic floors — usually not foam. Air seal the plane and blow cellulose to R-60 for a fraction of the price. We'll say so.
• Existing closed walls — dense-pack cellulose is usually the better retrofit than injection foam

Spray foam is one tool in the truck, next to cellulose, batts, air sealing, baffles, and a mold crew. We don't need every job to be a foam job, so the recommendation is the one that fits your house — and we'll tell you when foam is the wrong answer. Winter jobs are routine, planned around substrate temperature. A crawl space with standing water gets drainage fixed first; foam does not go over a wet problem. Wall, Crawl Space, New Construction & Remodel Insulation

Wall insulation. Dense-pack cellulose for existing closed walls — no tearing out drywall — and R-21 fiberglass batts, blown cellulose, rigid foam, or spray foam for open walls. Sound batts for interior walls.

Crawl space & floor insulation. R-30 floors with fiberglass batts, rigid foam board, or closed-cell spray foam; rim joist air sealing; crawl space encapsulation; and moisture diagnostics first, because insulation over a wet crawl space is wasted money.

New construction insulation. We work directly with general contractors, custom home builders, and owner-builders across Spokane County and North Idaho as your insulation sub, from framing to final inspection. We read your plans, do the takeoff, and quote R-21 walls, R-38 vaults, R-49/R-60 attics, and R-30 floors to the Washington State Energy Code (WSEC) compliance path your plans actually use — prescriptive or component performance — so you pass your insulation inspection the first time. We've passed hundreds of WSEC inspections. Blown-in cellulose, dense-pack walls, batts, rigid foam, spray foam, baffles, vapor barriers, and the certificate of insulation your building department wants. Line-item bids from your plans, the bid you sign is the bill you pay, a text when we're rolling, and we schedule around your electrical, plumbing, and HVAC rough-ins and show up before the drywallers. Remodels & additions. Old insulation out, air sealing done while the cavities are open, new insulation to code, and the documentation to match.

Shop, pole building, garage & barndominium insulation. An uninsulated shop in the Inland Northwest is an expensive way to warm the outdoors. We insulate shops, pole buildings, garages, post-frame structures, and barndominiums across Spokane County, the Palouse, and North Idaho — Deer Park, Chattaroy, Spokane Valley, and out. Our most-installed shop assembly is a steel or OSB ceiling liner with Clean Fiber cellulose blown above it to R-49/R-60, the lowest cost per R and a fraction of spray foam's price. We also install rigid foam board (polyiso, XPS, EPS) for continuous wall insulation over girts, Rockwool mineral wool batts for garages with wood stoves or welding corners, reflective radiant barriers for the summer heat load, and closed-cell spray foam for open-to-the-roof buildings. Every shop gets a real vapor strategy so the ceiling stops raining and the trusses stop rusting. Barndominiums get WSEC-compliant insulation designed in before drywall.
